In the next few weeks, we should all receive the Annual Statement from FBR Seed. 

We have been working with FBR to better understand the finances and risks associated with the estate. The attached documents have been developed to help understand the situation and ensure that the monthly fee covers ongoing operational costs, and that the ‘deposit pot’ has enough to cover unforeseen expenditure. To this end we have developed the spreadsheet with FBR to predict annual expenses and project a monthly fee. We would also encourage residents to keep £100-200 in their account against unforeseen expenditure (The deposit/Risk Pot).

FBR will use this to determine the monthly fee and residents will receive a copy to ensure openness of the calculation.

The gardening map has been revised since last year and properly reflects the responsibilities of the gardener. This is of course an ongoing annual cost.

The road/pavement map show the areas of responsibility of the Council, Residents and Individual owners.

Roads and Parking Map

A number of car parking areas are the collective responsibility of the residents and these represent the greatest financial risk in the future. Hence the need for the ‘Deposit/Risk Pot’.

Site News

The building site has been tidied up somewhat and the remaining tree belt has now been planted. There is no news however as to when the building will restart. The Estate has cleared a number of trees overhanging parking areas.

There are three grit bins on site (by the defibrillator and at the top and bottom of Dunglass Road). These are all full and we will see in September if the Council will let us have more.

We are aware of the lack of street lighting at the top of Dunglass Road and have been liaising with both the Lighting Company and the Developer. We hope this issue will be resolved soon.

Defibrillator

The defibrillator is operational, and we are aware of a few residents who are already trained in its use. We hope to hold a demonstration event in May/June and hope as many residents as possible will be able to attend.

AGM

Please remember that the AGM will be held in September. We will send out a date when this has been confirmed. May we ask that questions are submitted in advance to either the Chair or Secretary. Please consider joining the Committee at the AGM. 

We hope there is some good weather to come and that we can all start enjoying the outdoor space.
